Lot Fit Matrix

Before a house plan ever goes to permitting, you need to know it fits the lot. Our lot fit matrix analysis evaluates your house plan against the specific dimensions, setbacks, and constraints of each lot to confirm placement is viable. For production builders working across multiple lots in a subdivision, this step eliminates costly surprises during plan review and keeps your permitting process moving.


On-Site Septic Design

For lots not served by public sewer, a properly designed on-site septic system is a permitting requirement and a critical component of the project. We design septic systems in coordination with the lot grading plan and local health department requirements, ensuring the system is appropriately sized, correctly located, and ready for permit approval.


Tertiary Erosion Control Plans

Georgia EPD requires land disturbers to maintain compliant erosion and sediment control throughout construction. Our tertiary erosion control plans provide lot-level detail that satisfies county and state requirements, helping builders stay compliant through inspections and avoid stop-work notices that delay your schedule.


Field Staking

Accurate staking is one of the most critical touchpoints in any build. Our survey crews provide precise field staking for lot corners, building footprints, utilities, and grading so your team can execute with confidence. We coordinate staking requests around your construction schedule, not ours.


House Location Plans

A house location plan shows the proposed position of the structure on the lot relative to property lines, setbacks, easements, and other site features. This document is typically required for building permit applications and gives your team a clear reference for placement before construction begins.


Formboard Checks

Once forms are set and before concrete is poured, a formboard survey verifies that the foundation forms are positioned correctly relative to property lines and setbacks. Catching a misalignment at this stage is far less costly than discovering it after the slab is poured. We turn formboard checks around quickly to keep your pour schedule intact.


Foundation Surveys

After the foundation is in place, a foundation survey documents the as-built location of the structure relative to property lines and setbacks. This is commonly required by lenders and title companies before a construction loan can advance, and it protects all parties by confirming the foundation was placed correctly.
